Loading the entity is an asynchronous method, and your force unwrapping the value modelEntity before it is set. Use the if let on line 61 to also check if modelEntity has a value yet.
The Task example I gave on SO was just an example of how to call an async function from a non-async function. Based on the Xcode warning it's likely you'll have to call that on the main thread instead.

Actually, since the threading problem comes from you setting a published variable from the wrong thread you could set it to a local variable, then jump to the main thread again to set the modelEntity there, something like this:

    var newModel = RealityToolkit.loadEntity(...)
    DispatchQueue.main.async {
        self.modelEntity = newModel
    }
}

I'm not able to search through your repo to find the RealityKit code and explain step-by-step how to do your project I'm afraid.

All I can suggest is to look at the code in this project, especially these lines. After looking there you should understand how to download the remote USDZ to then load it, or use the package as mentioned above, following Xcode's error messages about force unwrapping optional variables and setting published variables outside of the main thread.
